Getting Started

PropertyMatch is a luxury property app for Marbella and the Costa del Sol. It uses a swipe-based interface to help you browse villas, penthouses and apartments — the same way you might browse a dating app. Swipe right on properties you like, and connect instantly with a dedicated real estate agent.

The goal is to make finding your dream home in Marbella as effortless and enjoyable as possible — no portals, no phone calls, no spam.

PropertyMatch is currently in development and not yet available to download. You can join the waitlist to be notified the moment the app launches and to get priority early access.

Waitlist members will also receive exclusive listings and early-bird benefits before the public launch.

When the app launches, you will be able to download it for free from the App Store (iOS) and Google Play (Android). Visit the download page for links and a QR code.

Requirements:

  • iOS: iPhone or iPad running iOS 15.0 or later
  • Android: device running Android 8.0 (Oreo) or later

The app is free to download and use. There are no subscription fees or hidden charges.

PropertyMatch currently covers the Marbella area on the Costa del Sol, including:

  • Golden Mile
  • Puerto Banús
  • Nueva Andalucía
  • Sierra Blanca
  • Los Monteros
  • Elviria
  • Benahavís
  • Estepona

We plan to expand to other areas of the Costa del Sol and beyond after launch. Join the waitlist to be informed when new areas are added.

PropertyMatch is completely free for property buyers. There are no subscription fees, listing fees, or charges of any kind to browse properties or contact an agent.

Our business model is based on standard real estate agent commissions paid by the property seller — the same model used across the industry. You never pay PropertyMatch directly.

Using the App

PropertyMatch presents you with one property at a time. You can:

  • Swipe right (or tap ♥) to like a property. This notifies your agent and saves the property to your liked list.
  • Swipe left (or tap ✕) to pass on a property. You can undo this from your settings if you change your mind.
  • Tap the listing to expand and see full details — photos, floor plan, description, amenities, and location map.

The app learns from your swipes to show you more relevant properties over time.

During onboarding, the app will ask you to set your preferences:

  • Budget range
  • Preferred areas (Golden Mile, Puerto Banús, etc.)
  • Property type (villa, penthouse, apartment, townhouse)
  • Number of bedrooms
  • Must-have features (sea view, pool, garden, garage)

You can update your preferences at any time from Profile → Search Preferences in the app. Changing your preferences refreshes your property feed immediately.

All properties you have swiped right on are saved in the Saved tab (heart icon in the bottom navigation bar). From here you can:

  • View full property details
  • Message your agent about a specific property
  • Request a viewing directly
  • Remove a property from your saved list

You can undo your last swipe immediately by tapping the undo arrow that appears briefly after swiping left. For older passes, go to Profile → Passed Properties to review and restore any property to your active feed.

Tap the filter icon (top right of the main feed) to apply additional filters on top of your preferences:

  • Price range (min / max)
  • Property type
  • Bedrooms / bathrooms
  • Features: sea view, golf frontline, beachfront, pool, garden, new build
  • Area / location

Active filters are shown as chips below the search bar. Tap any chip to remove it.

If you have seen all available properties matching your current preferences, the app will let you know. You have a few options:

  • Broaden your filters — expand your price range, add more areas, or remove specific feature requirements
  • Enable new listing alerts — get notified as soon as a new matching property is added
  • Contact your agent — ask about off-market properties that may not be in the main feed

Properties & Listings

Our listings are updated regularly by our partner agents. However, the property market moves quickly — a property can go under offer or be sold within days. We recommend:

  • Contacting your agent promptly when you find a property you love
  • Treating prices and availability as indicative until confirmed by the agent

When a property is sold or taken off the market, it is removed from the feed as soon as we are notified. Sold properties remain visible in your Saved list, marked as "Sold".

Off-market (or "pocket listing") properties are homes for sale that are not publicly advertised on portals like Idealista or Rightmove. Sellers choose to sell privately for reasons of discretion, price sensitivity, or exclusivity.

PropertyMatch has exclusive access to a selection of off-market properties. These appear in the feed marked with an "Exclusive" tag and are only visible within the app. After you swipe right on one, your agent can arrange a private introduction.

Yes, in most cases asking prices are a starting point for negotiation. The Marbella market varies — some sellers are flexible, others are firm on price. Your agent will advise on realistic offer levels based on comparable sales and the seller's circumstances.

Never make an offer without first speaking to your agent.

Yes. Tap the share icon on any property detail page to:

  • Share a link via WhatsApp, iMessage, email or any other app
  • Copy the link to clipboard

Shared links open in a browser where the recipient can view basic property details. Full details and agent contact require the app.

PropertyMatch works exclusively with vetted partner agents. If you are looking to sell your property in Marbella, contact us and we will put you in touch with the appropriate agent for your area.

Viewings & Agents

  1. 1Swipe right on a property or tap ♥ to like it.
  2. 2You'll be connected with your agent in the in-app chat.
  3. 3Tap "Request a viewing" in the chat, or message your agent directly to discuss preferred dates and times.
  4. 4Your agent will confirm the viewing and send you the property address and any access instructions.

Viewings are private — there will be no other buyers present unless you specifically request a shared viewing.

Our dedicated agent Valeria typically responds within a few hours during business hours (Monday–Saturday, 9am–7pm Spain time). For urgent enquiries outside of these hours, leave a message and she will respond first thing the next business day.

Response times may be slightly longer during peak periods (July–August and December).

Yes. Message your agent in the app as soon as possible to cancel or reschedule. We ask that you give at least 24 hours notice where possible — this allows the agent to make alternative arrangements with the seller or vendor's representative.

Repeated last-minute cancellations without notice may affect your ability to book future viewings.

No. As a buyer using PropertyMatch, you never pay agent fees. In the Spanish property market, agent commissions are paid by the seller. Your agent's services — property introductions, viewing accompaniment, negotiation assistance, and transaction coordination — are provided to you at no cost.

My Account

Go to Profile → Account Settings → Edit Profile to update your email address. You will be sent a verification email to your new address before the change is applied.

To change your password, go to Profile → Account Settings → Change Password. You can also use the "Forgot password" link on the login screen.

You can manage notifications in two places:

  • In the app: Profile → Notifications → toggle individual notification types (new listings, agent messages, viewing reminders)
  • Device settings: iOS Settings → PropertyMatch → Notifications, or Android Settings → Apps → PropertyMatch → Notifications

We recommend keeping agent message notifications on so you don't miss viewing confirmations.

You can delete your account from Profile → Account Settings → Delete Account. This will permanently delete your profile, preferences, liked properties, and chat history.

Alternatively, email support@property.kinetic.im with the subject line "Delete my account" and we will process the request within 5 business days.

Some data may be retained for legal compliance purposes as described in our Privacy Policy.

Try these steps in order:

  1. 1Check you are using the correct email address and that Caps Lock is off.
  2. 2Tap "Forgot password" on the login screen to receive a reset link by email.
  3. 3Check your spam or junk folder for the reset email.
  4. 4Delete the app, reinstall it, and try again.
  5. 5If none of the above work, contact us at support@property.kinetic.im.

Waitlist

You will receive a confirmation email shortly after joining. When the app is ready to launch, waitlist members will receive an email with an invitation to download and access the app — before it is made publicly available.

Waitlist members will also receive occasional updates on the app's progress and any exclusive pre-launch content.

Please check your spam or junk folder first — confirmation emails occasionally end up there. If you still cannot find it:

  • Try joining again at property.kinetic.im with the same email address. If you are already on the list, you will receive a reminder confirmation.
  • Email us at support@property.kinetic.im and we will manually verify your registration.

Click the unsubscribe link at the bottom of any email we have sent you, or email support@property.kinetic.im with your email address and we will remove you within 2 business days.

Privacy & Data

We use your data to provide the Service (show you relevant properties, connect you with agents) and to improve the app over time. We do not sell your data to third parties and do not share it with property portals or advertisers.

Under GDPR, you have the right to receive a copy of all personal data we hold about you. To make a subject access request, email privacy@property.kinetic.im with the subject line "Data access request".

We will respond within 30 days and provide your data in a portable, machine-readable format (JSON or CSV).

The PropertyMatch website uses a small number of cookies for session management and, with your consent, analytics. The mobile app does not use browser cookies.
